In addition to conducting the land planning for all 800 acres at Hualalai, The Athens Group led the development of the first phase of residential product at Hualalai Resort. The first phase product was a mix of oceanfront and ocean view estate lots and vertical resort villa condominium product. The villa product included the Golf Villas, adjacent to the Four Seasons Hualalai Resort, along the 18th fairway of Hualalai Golf Club (Nicklaus Course) and the Hillside Villas located along the 16th fairway of Hualalai Golf Club.
At Hualalai, the tradition of 'ohana (family) stretches back to King Kamehameha, who shared his beloved Ka'upulehu home with generations of family and friends. Emulating Hawaiian kauhale, ancient coastal villages, the villas, homes and custom estates of Hualalai are grouped in intimate neighborhoods. Beginning at the ocean and rising to the upper slopes of the resort, each neighborhood has its own views and Hawaiian sense of place.
The Golf Villas consisted of 20 units in five detached buildings using a two-story four-plex configuration. The average unit size was approximately 2,850 SF. The Hillside Villas included 21 units in seven detached buildings using a two-story three-plex configuration. The upper floor units were oversized penthouse units with a large wrap around lanai affording dramatic indoor/outdoor living and expansive golf and ocean views. All Hualalai Resort residences were packaged with a resort membership that provided the buyers with access to all resort amenities and services including Hualalai Golf Club, the Beach Club and the Hualalai Spa. These properties have achieved substantial price premiums to comparable resort residential real estate at the other master planned resorts along the Kona/Kohala Coast of the Big Island of Hawaii.
