Kim Richards founded The Athens Group in 1988. His real estate development career began in 1977 when he was named Vice President and General Counsel of The Estes Co., a Tucson, Arizona homebuilder and developer of commercial and residential communities.
After his 1983 appointment as President of Estes Properties, he was responsible for the successful acquisition, planning, and development of several large-scale master planned communities including the award-winning Ventana Canyon community in Tucson. Kim acquired Estes Properties from The Estes Co. in 1988 and the company was renamed The Athens Group. In 1992, Kim and The Athens Group executives formed Hualalai Development Company and led the development of the Four Seasons Hualalai Resort on the Big Island of Hawaii. The project, which was completed in 1996, quickly gained a reputation as Hawaii's most exclusive resort community. Since 1997, Kim has led The Athens Group through a period of significant growth including the development of five major resort properties for Ritz-Carlton and Montage Hotels & Resorts in the Western United States. Kim received his undergraduate degree in political science from Western Michigan University in 1970 and a Juris Doctorate degree from the University of Arizona College of Law in 1973. He was involved in private practice until 1977 when he joined The Estes Co. He is a member of the Board of Governors of the Urban Land Institute. Kim and his family reside in Santa Barbara, California.

As Senior Vice President, Jeff Mongan has overseen development activity of various Athens Group resort properties including The Ritz-Carlton, Half Moon Bay; The Ritz-Carlton, Bachelor Gulch; and currently the Montage Resort and Spa at Deer Valley in Park City, Utah.
Jeff joined Kim Richards at The Estes Co. in 1983 where he served in project management and asset management positions. His responsibilities included the construction and development of the Loews Ventana Canyon Resort and Ventana Canyon Golf & Racquet Club in Tucson, Arizona. In 1986, Jeff's responsibilities expanded to include the acquisition and planning of new resort development opportunities. When Kim Richards acquired Estes Properties from The Estes Co. in 1988 and the company was renamed The Athens Group, Jeff assumed the role of Vice President of The Athens Group. He coordinated the planning and entitlement process for the Half Moon Bay Resort in Half Moon Bay, California and managed other development opportunities in Hawaii and San Antonio, Texas. In 1992, he became Vice President of Hualalai Development Co. (HDC), the development entity responsible for the 700-acre Hualalai Resort community on the Big Island of Hawaii. In 1996, Jeff was named Executive Vice President and Chief Operating Officer of HDC as the company commenced resort operations and continued the residential community development at Hualalai Resort. In 1998, Jeff left HDC to rejoin The Athens Group as Senior Vice President. He received his undergraduate degree in business administration from the University of Arizona in 1983. He is a member of the Urban Land Institute and serves as Vice Chair of the ULI Recreational Development Council. Jeff and his family reside in Scottsdale, Arizona.

Jay Newman joined The Athens Group in 2000 as Chief Operating Officer. He has over 25 years of experience in commercial real estate including development, joint ventures, acquisitions, finance (including construction and permanent loan financing) and dispositions.
In 1983 Jay became a founding member of the national real estate law firm of Pircher, Nichols & Meeks based in Los Angeles where he was a managing partner and a real estate transactional attorney. In 1995 he joined Highridge Partners in Los Angeles as a Senior Vice President of the Summit Commercial Properties Division, which focused on the purchasing, repositioning and sale of shopping centers and office buildings on both a one-off and portfolio basis. Jay was one of the founders of Lend Lease Development (US) in 1996 where he focused on the development of resorts (including the Ritz-Carlton in Half Moon Bay, California), shopping centers, and office buildings. As Senior Vice President of Lend Lease Real Estate Investments, Inc., and a member of the Lend Lease Lodging Group, he focused on the development of new hotels and resorts throughout the United States and was primarily responsible for the creation of the Resort Development Program. Jay received his undergraduate degree in applied economics (summa cum laude and Phi Beta Kappa) from the University of California at Berkeley in 1978 and his MBA and Juris Doctorate degree from Stanford University in 1982. Jay sits on the Board of Directors and Executive Committee for the Beverly Hills Chamber of Commerce and sits on the Board of Directors for the Maple Counseling Center. He and his family reside in Woodland Hills, California.

In his capacity as Vice President of Development, John Mansour has been actively involved in managing numerous acquisitions and developments for The Athens Group, including the development of the Montage Resort & Spa in Laguna Beach, California.
He is currently managing the redevelopment of the Aliso Creek Inn and Golf Course, also in Laguna Beach. After three years in commercial real estate in Chicago, he joined The Athens Group in 1992 as a Project Manager on the 625-acre Hualalai Resort. After completing the project, John left The Athens Group in 1997 and spent a year with The Lyle Anderson Company as the Senior Project Manager for Superstition Mountain, an 880-acre master-planned golf community on the outskirts of metropolitan Phoenix. After completing development of the infrastructure and 36-holes of Jack Nicklaus-designed golf at Superstition Mountain, John rejoined The Athens Group in early 1998 as Vice President. John received his undergraduate degree in biology (magna cum laude and Phi Beta Kappa) from the University of Arizona in 1987, and then attended the University of Illinois, College of Medicine. He is a member of the Urban Land Institute. John and his family reside in Laguna Beach, California.
Rob McIver joined The Athens Group in 1998 and is responsible for all capital markets, acquisitions and corporate accounting activity.
Since joining the company Rob has been responsible for $1.5 billion in project financing. Rob joined KPMG Peat Marwick in Phoenix, Arizona and later joined Del Webb Corporation as the controller for Coventry Homes, Del Webb's conventional homebuilding division, which had operations in Phoenix, Tucson, Las Vegas, Southern California, and North-Central Arizona. Rob graduated with honors with an undergraduate degree in finance and accounting from the University of Arizona in 1993. Rob serves on the Board of Directors of Pinnacle Bank in North Scottsdale. He and his family reside in Phoenix, Arizona.
Peter Cotugno joined The Athens Group in 2006 as a Construction Manager on the Montage Hotel, Beverly Hills project team.
Peter is responsible for the review and approval of subcontractor contracts and leads the coordination of the design and purchase of data, telephone, audiovisual, and security systems for the project. Additionally, he is responsible for evaluating the construction schedule and logistics plans proposed by the general contractor and coordinating the design consultant team. Prior to joining The Athens Group Peter worked for W.E. O'Neil Construction Company of California as a Project Engineer, Superintendent, and Project Manager on multi-family residential, assisted living, and hospitality projects. Peter also worked closely with human resources and senior management on a variety of boards ranging from engineer training procedures to project management software research and development. Peter received his undergraduate degree in civil engineering from the University of Illinois at Urbana-Champaign in 2001. He and his wife reside in Lawndale, California.
Jeff Evans has 30 years of development and construction management experience.
After joining The Athens Group in 2000, Jeff was responsible for overseeing the design and construction team for the Montage Resort & Spa oceanfront resort in Laguna Beach, California, including the adjacent villas and estate lot subdivision. Jeff is currently responsible for design and construction management of the Montage Hotel, Beverly Hills. Prior to joining The Athens Group, Jeff was Regional Vice President of Operations for Koll Construction in Newport Beach, California. At Koll Construction, Jeff was a member of the executive committee and officer of the company. He was responsible for all management and operations including the development of high-rise and mid-rise office buildings, retail properties, hospitality and industrial centers, senior care, institutional and religious facilities, and tenant improvements. Prior to joining Koll Construction, Jeff held various senior management positions with other California based contractors, developers and institutional real estate owners. He received his undergraduate degree in business and economics from Texas Tech University in 1973, and continued his education with a minor in construction engineering from Iowa State University. Jeff and his wife reside in Huntington Beach, California.

Martyn Hoffmann is responsible for corporate business development and forward planning, conducting due diligence and feasibility analysis for new projects.
He brings significant planning, entitlement, and construction management experience to the company. Prior to joining The Athens Group in 2005, Martyn served as Director of Regulatory Permit Compliance and Natural Resource Management for DMB/Highlands Group, a luxury second-home golf community developer based in North Lake Tahoe, California. Here he worked on the planning, permitting, and entitlements of residential golf communities ranging from 285 to 2,200 acres in size, including the Martis Camp project. Prior to joining DMB/Highlands Group, he was Assistant Construction Manager through the completion of the Lahontan Community, a 900-acre private luxury residential golf course community in North Lake Tahoe, California. He received his undergraduate degree in English from the University of California in Santa Barbara in 1996. Martyn is a certified professional in erosion and sediment control (CPESC), a member of the Surfrider Foundation and the Urban Land Institute, and sits on the Board of Directors for the Miocean Foundation. He resides in Dana Point, California with his wife and two young children.

Jose Lopezlira is responsible for all corporate accounting operations and project financial needs.
Prior to joining The Athens Group in 2005, Jose served as Senior Manager of Opus West Corporation, a multiuse commercial real estate development subsidiary of Opus Corporation. In addition, he spent seven years as a Senior Accountant with Kitchell Corporation, one of the largest construction and development firms in the Southwest. Jose is a member of the American Institute of Certified Public Accountants and the Arizona Society of Certified Public Accountants. Jose received his undergraduate degree in accounting from Arizona State University in 1993. He and his family reside in Peoria, Arizona.
Since joining The Athens Group in 1998, Dustin Peterson has played key project management roles on three major resort hotel development projects: The Ritz-Carlton, Bachelor Gulch at the Beaver Creek ski area in Colorado, the Montage Resort & Spa in Laguna Beach, California, and currently the Montage Hotel in Beverly Hills, CA.
Dustin is currently responsible for forward planning, land use entitlement and project management of the Montage Hotel in Beverly Hills. Dustin received his undergraduate degree in hospitality administration from Cornell University in 1997 where he also played on the varsity men's soccer team. Dustin is a member of the Urban Land Institute and lives with his wife and son in Sherman Oaks, California.
David Rhodes manages the design and construction of the Montage Resort and Spa at Deer Valley in Park City, Utah.
He leads the design and environmental consultant team and construction contractors in the design, permitting and construction of the project. David is a professional engineer with 24 years of professional experience in the management of many multi-discipline mountain and marine projects with global exposure. David moved to Park City in 2000 to help the Salt Lake Olympic Committee prepare for the 2002 Winter Olympics. He has since managed various high end development projects in the Park City area. David received his Bachelor of Science degree in construction engineering in 1983 from Montana State University in Bozeman, Montana. David has been married for 22 years and has three children, all ski jumpers in addition to their other pursuits. They reside in Park City, Utah, where they enjoy skiing, golf, basketball and mountain biking.
Barry Talley joined The Athens Group in 2006 as Construction Architect for the Montage Hotel in Beverly Hills.
In this capacity he works closely with the design disciplines and the general contractor on product specification and coordination, open design issues, planning and code issues, and to ensure that the development's architectural vision is realized. Before joining The Athens Group, Barry owned his own practice specializing in luxury residential development with a large celebrity clientele. From 1992 to 2003, he worked with many Los Angeles-based based architectural and interior firms including RTKL Associates, AREA, Hardy Holzman Pfeiffer Associates and Frederick Fisher Partners. Barry received his bachelor of architecture degree from Auburn University. While at Auburn, Barry was the first recipient of the Smallwood Grant which provided for a yearlong studying of classical and modern architecture in Europe. He also won an internship with the prestigious London-based architecture studio of Zaha Hadid Associates. In his spare time, Barry is a volunteer and docent with the Friends of Hollyhock house, which works to preserve Frank Lloyd Wright's 1919 Hollywood residence, as well as other Wright residences in southern California. He resides in West Hollywood, California.

As director of forward planning and sustainable development, Greg Vail brings in-depth land use and environmental expertise to The Athens Group.
After specializing in wetland restoration and watershed management in graduate school, Greg managed one of the most complex coastal development projects in the U.S., involving a regional park, public marina and significant wetlands restoration. Later, Greg was in charge of natural resource management plans for several private projects and preparation of regional Habitat Conservation Plans. He also managed the first resources management plan for Aliso and Wood Canyons Regional Wilderness Park and created an 800-acre conservation bank. Internationally, Greg has been chief executive officer of an Indonesian-American firm he formed in 2002 to promote sustainable development. Greg received a master's degree in Landscape Architecture from California State Polytechnic University and an AB Degree with Honors from Stanford University. As a 28-year resident of Laguna Beach, California, Greg has been involved in extensive community service to his community, having served on the Laguna Beach Design Review Board from 1994 to 1996 and Planning Commission from 1996 to 2000. He resides here with his wife and two sons.

David Zimmerman joined The Athens Group in 2000 with significant experience in design and construction management.
He has served as senior project manager for The Ritz-Carlton Club, Bachelor Gulch, a 54-unit luxury vacation club property that opened in 2002 at the Beaver Creek/Bachelor Gulch ski resort in Colorado. Dave was responsible for leading the design and construction team for this property and all interface with Marriott Corporation. Since that time Dave has worked on various design and construction management assignments and is currently responsible for the design and construction of the Montage Resort and Spa at Deer Valley in Park City, Utah. Prior to joining The Athens Group, Dave was a project manager for G.E. Johnson Company in Colorado. In this role, Dave managed several large scale construction projects in the Vail/Beaver Creek market and Colorado Springs. Prior to that he held various project engineer and owner's representative positions with another Baltimore, Maryland based contractor and New Jersey based institutional real estate owner. He received his undergraduate degree in engineering from Drexel University in 1993. Dave and his family live in Park City, Utah.
